Market appraisal of property.
Marketing – in addition to placing a ‘To Let’ board at the property, we will circulate details including photographs to our many registered tenants. We will advertise the property on Rightmove and our own website as well as inform Relocation companies and advertise it in the local press.
Viewings – we will accompany prospective tenants on viewings and advise you of any applications.
Check legal to rent requirements are met.
Provide a Rent Guarantee policy (if available) for the initial rental period.
Prepare the Tenancy Agreement & Prescribed Pages.
Collect the deposit and first months rent.
Arrange the signing of the documentation.
Arrange an Energy Performance Certificate, EPC (if needed). EPCs compare the current energy efficiency and carbon dioxide emissions of your property with the potential figures. EPCs are valid for 10 years and any house that is bought, sold or rented requires a valid EPC. This MUST be in place BEFORE marketing is undertaken.
Arrange a Gas Safety Certificate by a Gas Safe engineer. This will last 12 months and MUST be provided to your tenant at the time of moving in to the property.
Register the tenants deposit with an approved tenancy deposit protect scheme. It is compulsory to protect tenants’ deposits & failure to do so can result in legal action against you.
Organise pretenancy clean by a professional cleaning company.
Organise a Portable Appliance Test (PAT) for electrical appliances. The Electrical Equipment (Safety) Regulations 1994 and The Plugs and Sockets etc. (Safety) Regulations 1994 state that landlords must ensure electrical equipment and systems are safe and maintained in a safe condition during the tenancy. We recommend annual checking of appliances (PAT).
We recomend hard wiring checks to be carried out every 5 years.
Prepare an Inventory & Schedule of Condition report.
Notify the utility providers of move-in meter readings and change of user details, gas, electricity, water & council tax.
Visit the property every three months during the Tenancy to carry out a visual check of its condition and report to you in writing.
Rent collection service, debt control & recovery. We will collect rent on our behalf and pay it over to you by BACS transfer less our fees. We will monitor payments, issue statements and inform you if your tenants fall behind.
Submission of Non-Resident Landlord returns & receipts to HMRC. In accordance with the Finance Act 1995, Agents are required to deduct tax at the basic rate from rental monies net of expenses prior to paying these monies to Landlords resident overseas. The deducted amounts must be made to HM Revenue & Customs quarterly. Landlords are able to apply to HM Revenue & Customs for Exemption from this requirement on their Agent. If granted the Agent is issued with an Exemption Approval Number, which permits them to pass the rental monies to the Landlord without deduction of tax.
Maintenance and repair management or property improvement management/overseeing. Upon your acceptance of any estimates to remedy any defects or undertake repairs or other works, we will supervise the works.
Renewal Tenancy Agreement or Periodic extension. For preparing a Tenancy Agreement setting out the terms of any renewal or extension of the Tenancy.
Serving of Notices, eg. a Section 21 Notice or a Section 13 Notice.
Provision of a final inspection and checkout report (if we carried out Inventory) At the end of a tenancy we will arrange to meet the tenants at the property and carry out a full checkout of the property, noting any defects that have occurred during the tenancy & the meter readings.
Organise post tenancy clean by professional cleaning company.
Negotiate deposit release and dealing with a deposit dispute, if we are required to process a dispute arising between the Landlord and the Tenant in relation to the deduction of monies from the Security Deposit.

Alternatively ( Fully managed)
we can take complete control of your rental from start to finish, to ensure it is totally hassle free for you. This fully managed service would cost 10% of the gross monthly rent and would include the majority of the above. The only extra costs would be the contractor invoices, the EPC charge and the court attendance hourly rate.
For all properties priced over £2500 pcm the let fee will be 50% of the first months rent.

1 Applicant - if rent is up to £1000 it costs £95 - if rent is £1001 to £1500 it costs £110 - if rent is £1501 to £2000 it costs £125 - if rent is £2001+ it costs £140
2 Applicants - if rent is up to £1000 it costs £190 - if rent is £1001 to £1500 it costs £220 - if rent is £1501 to £2000 it costs £250 - if rent is £2001+ it costs £280
3 Applicants - if rent is up to £1000 it costs £285 - if rent is £1001 to £1500 it costs £330 - if rent is £1501 to £2000 it costs £375 - if rent is £2001+ it costs £420
